Ask the Mortgage Broker: How much can I comfortably afford?

Question: Dear Rob, I’m worried about buying too much house and stretching myself too thin. How much house can I comfortably afford without being house poor? – Jason L.


Response: This question has come up a lot lately. In fact, I have had at least five different people ask me this exact thing just in the past week. That tells me buyers are thinking more carefully about their budgets, and that is a really good thing.

Just because a lender approves you for a certain amount does not always mean that number makes sense for your lifestyle. When lenders look at affordability, they focus heavily on ratios and numbers. They want to know how much of your monthly income is going toward fixed payments like your mortgage, car loans, student loans, and credit cards. On paper, you might qualify for a higher payment than you would actually feel comfortable making each month.

What I like to focus on is real life affordability. That means leaving room in your budget for things that do not show up on a mortgage application. Groceries, utilities, childcare, insurance, saving for emergencies, travel, and yes, enjoying life. A home should support your lifestyle, not limit it.

A good rule of thumb is to choose a monthly payment that still allows you to save money and handle unexpected expenses without stress. If every dollar is tied up in your mortgage, it can quickly start to feel overwhelming, even if the loan itself is technically affordable.

This is where a good pre-approval conversation really matters. Instead of just asking how much you can qualify for, the better question is how much you want to spend and still sleep well at night. Those two numbers are not always the same.
